AVAILABILITY

QUALIFICATIONS

Here are some of pre-qualifications for Christa Court Apartments.


  • Household income must be 2.5 - 3 times the amount of rent per month.


  • No past evictions.


  • No felonies for anyone residing at the residence.


  • No bankruptcy in the past 3 years.


  • Credit score needs to be at or above 560.


  • Applicants cannot owe money to past landlords or utility companies. 


  • We do require renter's insurance (see Insurance section below for more details).

SECURITY DEPOSIT

  • Our standard security deposit is $600 but could be more due to credit history.



  • The security deposit is due within 24 hours of your application being approved.

UTILITIES

  • Owner pays for water, sewage and garbage.


  • Tenant is responsible for electric and cable.

PET POLICY

  • Small dogs and cats under 45lb may be considered (limit of 2).


  • An additional $200 non-refundable deposit and $25 a month fee per animal.

APPLICATION FEES / BACKGROUND INFORMATION

  • There is no application fee.


  • We do run background and credit checks on all applicants as well as any tenant that is 18 and older.

RENTER'S INSURANCE REQUIREMENTS

Below is a list of our requirements for Renter's Insurance

  1. Property owner maintains property insurance on the Property, but this property insurance does not cover or protect any of the Occupant’s personal property or possessions against any kind of loss, damage, destruction, or theft.
  2. Property owner also maintains liability insurance on the Property, but this liability insurance does not cover or protect Occupant from any loss, cost, liability or damage, in the event that Occupant or Occupant’s family, friends or another invitees accidentally or intentionally causes any damage to any persons, to the Apartment or to any portion of the Property, including other apartment units, the buildings, the common areas, grounds, and/or parking lots. Occupant will be personally liable for all loss, cost, liability and damage described above, if caused by Occupant or by any family, friends or other invitees of Occupant.
  3. The Property Owner has informed Occupant that Occupant must purchase Renter’s Insurance. Renter’s insurance would provide property insurance coverage for Occupant’s personal property and possessions and would provide liability insurance coverage for Occupant, in the event that Occupant or Occupant’s family, friends or other invitees causes any loss, cost, liability or damage to any person or to the apartment or any portion of the Property as described in Paragraph 2 above. Occupant agrees to carry $250,000 personal liability coverage. Occupant agrees to provide the Declaration page prior to moving in and each time the policy renews.
  4. Property owner is not obligated to provide shelter to Occupant if any portion of the Apartment or the property becomes uninhabitable for any reason including the negligence or intentional acts of Occupant, Property Owner and/or any other tenant in the Property.
  5. Property Owner's Company should be listed as Additional Interest on the tenant's Renter's Insurance plan.

MOVE-IN INFORMATION

Prior to tenant's move-in date they are responsible for the following:

  • Tenant must complete the payment of their security deposit within 24 hours of their application being accepted.
  • Tenant must review and sign their lease.
  • Tenant must pay the remaining balance on their account.
  • Tenant must provide Renter's Insurance Declaration that shows unit address, insured name, policy number, effective dates, coverages and limits.
  • Tenant needs to contact the electric company (Ameren) to have it scheduled to be turned on in their name by their lease start date.
